How can a gift of real estate benefit Mesilla Valley Hospice?

A gift of real estate can benefit both you and Mesilla Valley Hospice. A residence, commercial property, or other real estate assets can be given to Hospice to help us provide care, compassion, and concern for your friends, family members, and neighbors in Doña Ana County who have been diagnosed with a life limiting illness.

Mesilla Valley Hospice

A gift of a personal residence or vacation home can be structured so that you or your spouse can continue to occupy the residence for your entire lifetime or for a term of years – while still obtaining significant tax benefits. You have the satisfaction of making a major gift to Mesilla Valley Hospice now and receiving an immediate tax benefit, yet you continue to use and enjoy the gift property for the rest of your life!

In making such a gift, known as a retained life estate, you irrevocably transfer the property to Mesilla Valley Hospice, Inc., but retain its use for your lifetime and, if you wish, for as long as your spouse lives as well. You will continue to be responsible for the house’s ongoing taxes, structural maintenance, and upkeep. Your gift will provide you with a charitable income tax deduction, based on the fair market value of your house minus the present value of the life tenancy you have retained, and may help you avoid estate taxes.
